Everybody.
00:01
It is tax tip Tuesday.
00:03
And today we're going to talk very quickly about cost segregation, turning your building into better cash flow.
00:09
What are we talking about?
00:10
Well, we're talking about rentals.
00:11
This is going to help people with rentals for sure.
00:14
What is it?
00:15
So when you buy a rental property, you're depreciating it over 39 years.
00:21
But here's the problem.
00:22
Your air conditioning isn't going to last 39 years.
00:25
Your roof's not going to last 39 years.
00:27
Your carpet's not going to last 39 years.
00:30
A few other systems are not going to last 39 years.
00:33
So what you're able to do is have an analysis done called cost segregation, and you can dramatically increase your depreciation in the first five years.
00:45
People are going to benefit the most in this, are just going to be, you know, landlords, you know, estates trusts, private owners of real estate.
00:54
You can use all kinds of building types.
00:56
You could see that down here.
00:57
All kinds of building types.
00:58
I'll get my highlighter here.
00:59
We'll put it in purple.
01:01
You can see all these guys who's, who can use this for even, like, even if you owned a restaurant, right?
01:06
The equipment inside.
01:07
You're not going to have that stove forever.
01:09
So it really allows you to take advantage of, some lost opportunity to enhance your depreciation.
01:16
Your overall depreciation of the property is not going to change.
01:19
So if you're going to keep it for 39 years or 27 and a half years, depending on the property, you're not losing anything.
01:25
You're just bringing more of it forward in the, in the near term so you get better use of it.
01:30
Anyway, you got any question on this, give me a call.
