So we made sure that every builder has pulled more than three new construction permits in the past 12 months.

Meaning they are a spec home builder.

Right.

There's no plumbing companies.

All of these are spec home builders that, that have filed for three or more new construction permits in the last 12 months.

And then we source a phone number and email from what they actually put on the permit.

So it's accurate.

It's no skip tracing.

It's accurate data.

And then we do use AI to verify this data.

And then this left us with over 10,000 builders.

And then this is getting added to every single day as our scraping tool goes.

But we have over 640 counties, and then we have over 1800 cities that you can go into.

Right.

So these are the same builders that were used by, these users where Hogan was able to make sense $7,000 in his first two hours on the platform, Grayson sold a deal in four minutes.

And then Ace was able to get an assignment within, looks like his, first day on Buyer Bridge, he got a $5,000 assignment.

Right.

So this is the actual builder section.

Then we also have an AI search tool.

So I'm going to go ahead and jump into that now.

So this is going to be your AI search tool, right?

So right here, if you get a deal and you don't know who you're going to sell it to, you can just search it up, right?

So if I want to do, let's say 905 Oak Avenue and Lehigh Acres, I'm going to type it in right here and then it should auto fill, and then I hit there.

Find buyers.

It's going to give me a list right here of 106 buyers.

I'm not going to scroll down and give you a ton of buyers here, but it'll give you the contact information, phone number, email, everything like that so that you guys can reach out to them and sell your deals.

Right?

But also if you go to the buyers tab, you can go ahead and put in, let's say I want to find a buyer in Dallas.

You go to Dallas again, it'll have, this.

It looks like 227 buyers in Dallas.

You can scroll down, see all their contact information, phone number, email.

you can import your private buyers right there.

I'm not going to show you my private buyers, but in the private buyers, no one else gets access to them except for you.

So you can store all your private private buyers and investors in there as well.

And then not only that, you can also favorite a public buyer by clicking on this star right here.

You can save it to your private buyers and add a custom buy box for them there.

so yeah, this is going to be the buyer section in the AI search tool.

Next we are going to have our market heat map, right?

So this market heat map will show you the builder density and the permit volume being filed around the country.

So you can find a new market to get into or find a market when you're just getting started, right?

And then you can see here, you'll be able to actually save these markets and stuff like that.

So what we're going to do now is I'm actually going to jump in and show you the market heat map.

Okay, so we are on the market heat map now, and I'm going to sort it by heat map.

You can sort it by pins or heat map.

I'm going to start with the heat map because I want to find a new market to get into.

Right.

So these red ones are going to have more than 51 builders.

And then you can see as we zoom in which markets are good and which ones aren't.

Right.

So I'm going to zoom in on Michigan here.

I don't know why there were so many builders here.

And it looks like this Ann Arbor has a lot, and this area up top has a lot.

Right.

So I'm going to zoom in on Ann Arbor.

let's say I want to go ahead and do the pins is okay.

It looks like there's a lot of builders in this ann arbor.

There's 57 builders in ann Arbor, as you can see.

Again, it will give you all their contact information, so you can start calling them.

and let's say I land one, I want to save it.

Right.

So let's say this is going to be a future market.

Do Ann Arbor next week, save the market.

And then you can see here, all your save markets will be right there.

You can also go back to the heat map.

You can do satellite view, which will then show you all the cities and everything like that.

And you can get even more granular with it.

But this, this market heat map will be a game changer because I know nowadays land flipping, more people know about it than they did two years ago.

Right.

But everybody's doing Florida right now.

You don't have to do that.

As you can see here, as we zoom out, there are different areas all over the country that you can do.

Right.

Like, how many people do you think are truly doing New Mexico?

Right.

So this is my personal favorite.

This is the CRM we have built inside the platform.

So this is going to track all your deals from lead to closed.

It is going to have all your data, notes and contracts in one place, track your inventory, track your escrow auto, generate your title emails for you.

And it will be a performance dashboard for all your closed deals.

So you can actually track everything that you're doing.

This is a huge thing.

So when you pull it up, it's going to go to your seller leads right here, right?

So your seller leads will be new leads, follow up, priority contract sent.

It'll keep track of all this.

You can simply just move it right here.

It'll have all your seller information, all your notes.

You can set reminders for yourself right here.

So you can set your task, your notes.

You can put your contracts here.

Everything's in one place.

If the contract is signed, you simply just move it to your inventory, right?

So now when we go to our inventory, it's going to track it by the dates that were contracts were signed first because those are the ones you need to sell first, right?

Or terminate.

So you have your current, current inventory and your terminated deals right here.

Your current inventory, it'll have your contract price, asking price.

It'll calculate your total on the pipeline.

You can put all your notes in there.

When it gets sold, you're going to go ahead and move it to escrow, right?

If you want to partner with people in the community, you can actually add it to the JV portal, which we'll get into next.

Once it's in escrow, everything will be right here.

It'll have your closing date, seller price, buyer price.

You could calculate, calculate in Realtors or title cost.

It'll show your profit, your total money in escrow.

You'll have your buyer information, your title company, everything will be in one place.

And then if you click this button right here and fill in your company information, I'm just going to do that very quickly here.

So I just put in some information here.

I'm going to hit generate email.

It's going to have the address up here.

It's going to auto fill a whole title email.

It's going to auto fill the title, the closing date, the seller name plus the price to the seller.

It's going to have your name plus the assignment and all your information and the buyer information, right?

So all you got to do is copy this email, send it to the title company, wait for it to close, and then you can move it to your close tab.

All your closed deals will be in here.

Your performance dashboard will be able to track everything you and show you month by month how much you're doing.

You'll be able to export this for easy, for tax purposes.

So this is my favorite part.

This is very, very scalable.

When you have everything tracked in your MyDeal CRM.

So this is the joint venture portal.

This uses AI matchmaking to partner you with other users in the platform to help you sell your deals to their private buyers.

To use your private buyers to partner with other people, with sellers that will match with your buyers to add JV deal flow into your business to help you find new markets based on other people's buyers.

And keep in mind, guys, all the contact information is private, Right.

So any of your seller information, any, any of your guys, private buyer information, they don't see any of that.

Just the zip codes, county, cities that they're buying in and the buy box and the notes that you put in.

So this is the JV portal, right?

Right.

When you get into the JV portal, you can add a JV deal.

It'll have your current inventory that's not in the JV portal, the one from the CRM right here.

So you can simply add it.

When you go to put a JV deal in, you're just going to type the address.

It'll auto fill all this in for you.

This seller information is private.

No one sees it.

You put the contract price, the asking price, you put any notes.

Right.

If you want to put the address in there, fine.

You're.

You're going to put the PDF.

It then gets submitted to our team to review and make sure it's actually a deal.

As soon as it's approved, it'll go to your JV deals, which I don't have any in here right now.

And it will also go to all the active JV deals.

Right.

So here's a marketplace of all the JV deals that are in here right now.

You can simply connect with somebody, you can message them right from the platform.

Right.

all the private buyers that you submit.

Right.

So these are my active private buyers.

Now if someone submits a deal, let's say in, East Point, Florida, right, Or Panama City, it'll match me with them because I have a buyer there.

Right.

So then there's all the active JV buyers too.

There's 49 active buyers.

We actually launched this two days ago.

There's already 49 active buyers in here.

And you can just scroll through and see where other people's buyers are.

Right.

And as you can see here, it just says the market, the buy box, and how many deals that individuals close with them.

It will not give you the builder contact information, it will not share your seller information.

Everything is kept private.

But it will help you guys to scale your business because if you ever submit a good deal in here, it should have a buyer.

Right?

And, and if it doesn't have a buyer, it's probably not a deal.

Right.
